Tiles for Architects: A Practical Commercial Spec Guide

Selecting tile for a commercial project requires careful consideration of both design and performance. The right tiles for architects need to complement the aesthetic while meeting the demands of the space, from heavy foot traffic and moisture exposure to cleaning requirements and long-term maintenance. A well-developed specification helps keep those priorities aligned throughout the project.

Start With Performance Requirements

Before choosing a colour or finish, consider what the tile will need to handle. Traffic levels, wheeled loads, moisture, cleaning methods, chemicals, and expected service life should all factor into the specification.

A hotel lobby, restaurant, spa, and office can have very different requirements. Defining those needs early makes product selection more straightforward and can help prevent substitutions later.

Consider Slip Resistance

Slip resistance should be based on testing rather than appearance alone. For level interior floors that may become wet, a wet DCOF of 0.42 or higher is a commonly referenced benchmark.

Texture can improve traction, but highly textured finishes may also require additional cleaning. Maintenance should therefore be considered alongside safety when selecting commercial flooring.

Select Tile for High-Traffic Areas

For many commercial floors, porcelain tile offers durability, low water absorption, and design flexibility. Porcelain has a water absorption rate of 0.5% or less, making it well suited to areas exposed to spills and frequent cleaning.

Wear ratings should also match the intended application. PEI Class 4 and 5 products may be appropriate for demanding commercial spaces, depending on the specific product and use.

Account for Interior and Exterior Conditions

Interior and exterior applications have different requirements. Outdoor installations must account for temperature changes, moisture, freeze-thaw conditions, drainage, and UV exposure.

Specify exterior-grade products designed for the application, and confirm that the installation system is suitable for the site conditions.

Plan for Large-Format Tile

Large-format tiles and slabs can create a streamlined look with fewer grout lines, but they require careful preparation. Substrate flatness, handling, mortar coverage, and installation methods become increasingly important as tile size increases.

Make sure surface preparation, equipment, and installation labour are included in the project scope from the start.

Tie Design to Technical Requirements

A tile’s appearance is only one part of the specification. Water absorption, wear rating, slip resistance, shade variation, and maintenance requirements should also be documented.

This information becomes especially useful during value engineering. If a product needs to be substituted, alternatives can be evaluated against the original performance requirements.

Plan for Sourcing and Lead Times

Imported and specialty collections may require additional production and shipping time. For phased projects, confirm availability early and consider securing the required quantity in advance. Different production lots can vary in shade, so planning ahead helps maintain consistency.

A knowledgeable supplier can provide samples, technical documentation, availability information, and suitable alternatives. For commercial projects, sourcing commercial tile through an experienced supplier can simplify both specification and procurement.
